Landlords Safety Checks
To ensure your tenant’s home is safe and warm we need to service their gas fire and boiler every year. Odsal Gas & Heating Care’s thorough safety checks only take around an hour, but they could save you money , and are essential to keeping you and your tenants lives and your property safe.
It’s a legal requirement for our Gas Engineers to complete these checks which means if we’re not able to carry out the servicing, you will need to have your gas supply ‘capped off’ until the property is deemed to comply with gas safety regulations.
After our engineers have completed these essential checks you will receive a certificate called a Landlord’s Gas Safety Record which confirms the results of the check. We also retain a copy of this certificate and we store it as part of our Gas Safe records.
Book an appointment
Once you receive your appointment date, please make a note of this date and make sure you are at home. If you’ve got an appointment that you can’t make, please get in touch and we’ll change it for a time that suits you better.
Please be aware though that we do need to complete all gas safety checks before the 12 month anniversary of the last check comes around.
If we cannot access your property to complete the safety check, then you may be in breach of the Law especially if your last Gas Safety Record Certificate has expired. We as Gas Safe engineers have a legal obligation to report potentially unsafe situations. Your tenants home may be entered by the Emergency Service Provider who have Legal Rights of Entry or will cut off their supply from your service pipe.
Homeowner’s Appliance Safety Checks
All gas appliances in your property need to be safety checked by a Gas Safe registered engineer annually and serviced according to manufacturer’s instructions. Any appliance left unchecked could leave you at risk of carbon monoxide poisoning. It’s an extremely good idea to have your gas pipework inspected at the same time as having a gas safety check, every year – and it’s law if you’re a landlord.

Important Points to Consider
If you notice any of the following warning signs, you’ll want to get your appliance checked and serviced right away:
- The gas appliance is not working properly
- The appliance is burning with a lazy yellow flame rather than a strong, crisp blue one
- Black marks/stains are evident around the gas appliance
- The pilot light keeps going out
- There is increased condensation in the room
- A feeling of drowsiness or headaches
- There are any gas fittings that give you cause for concern
